Real Estate Weekly - NYC condo development wins Home Builders award - Associations: events, awards - New York City, Oceana Condominium and Club

Honored last year by the National Association of Home Builders as one of the "Best For Sale Housing Communities in America," New York City's showcase oceanfront residential development, Oceana Condominium and Club, has just earned another prestigious title.

This time, the National Association of Home Builders has selected the prestigious Brighton Beach community as the "Best Attached Home Plan" priced over $350,000 in its region. The official presentation was made on Jan. 19 at the NAHB's "Nationals" Awards Ceremony in Las Vegas.

"We're once again honored to receive this flattering recognition from the National Association of Home Builders," stated developer Jason Muss, who noted that Oceana continues to be the best selling residential development in the entire New York City marketplace.

After a banner year in 2003, in which a remarkable 200 purchases took place at Oceana, over 650 sales have now been recorded there, and only a handful of apartments are still available in the 12 buildings already opened or nearing completion. Sales will begin shortly on the final two direct oceanfront buildings, which will feature spectacular "dead-on" ocean views and a host of luxury features and amenities.

Oceana will ultimately contain up to 850 apartments in 15 seven to twelve-story buildings. The community features a remarkable variety of residences, from beautiful two-bedroom homes to magnificent penthouses with sweeping terraces, at prices that range from the $500,000's to over $2 million.

In addition to its fabulous Club Oceana, with outdoor pools, sundeck areas surrounded by lushly landscaped grounds, and a fully equipped and staffed health club and spa with indoor pool, other amenities at Oceana include a one acre park with a toddler playground; a 24-hour staffed gatehouse; parking for 1,200 cars, mostly underground; express train to Manhattan; 24-hour security; and built-in high speed internet connections in every residence and a choice of local phone and cable TV providers. A 15-year real estate tax abatement applies to each residence.

Oceana features a condominium form of ownership maintained and governed by a Homeowners Association (HOA). The development is distinguished by its gabled and mansard roofs; abundant, oversized windows; large balconies and strong angular design inspired by classic turn-of-the-century architecture.

Architects for Oceana are Sandy & Babcock International, of San Francisco, design architects for Miami's Fisher Island, and Manhattan-based Schuman, Lichenstein, Claman, Efron. The project is being developed by Muss Development Company, a fourth-generation, full-service development firm. The company has been developing in New York City since 1906.
